Policies 

Payment: We do not accept credit cards; however, we do accept cash, money orders, and personal checks [no two party checks].

Linens: are not provided in our cottage. We do offer a linen (sheets, pillowcases, bath/pool towels) rental program for your convenience at an additional charge.  Pillows and bedding are always provided as part of any rental.  Please e-mail for linen rental rates.  

Deposit Information:  

Summer Season - A $500 deposit is due upon confirmation of your reservation for the summer season. Rentals for the summer season must place an additional deposit in January to complete 50% of the total rental cost.  The 3^rd deposit for 100% of the total weekly summer rental cost, plus the cleaning fee ($125), as well as the security deposit ($250) is due on June 1^st  or 30 days prior to the rental date (whichever comes first). 

A deposit must be received within 10 days to hold the booking date.

Value Season - .

Booked less than 30 days from reservation date:

The payment in full  - rental fee (rental fee/cleaning fee/and refundable/security damage deposit) will be be due upon confirmation of reservation.  A contract with deposit total is mailed to the renter for the total sum.

Booked more than 30 days from reservation date:

A $500 Deposit is due to hold your reservation for the Value (fall/winter/spring) Season upon confirmation of your reservation.   The 2^nd deposit, which is the balance of your booking total, plus the $125 cleaning fee, and a $250 refundable security deposit is due 30 days prior to your Value Season Booking.  A contract with deposit schedule is mailed to the renter.  The deposit must be received within 10 days to hold your booking date.  The 2nd invoice  with the balance is due 30 days prior to the rental date.

Cancellations:  Once the reservation has been made, if you must cancel, notify us immediately. The deposit will be refunded minus a $50.00 service charge after the unit has been re-rented. If cancellation occurs within 30 days (60 days for summer season) of arrival, tenant is responsible for full payment if not re-rented. Every effort will be made to re-rent the unit, but if it cannot be rented, the deposit will be forfeited

Security/Damage Deposits will be returned in full within 14 days (most likely within 7 days) for property left in good standing. 

Telephone:  A telephone for local calls, incoming calls, and calling card calls is included.

Linen Rental:  Linens (sheets/pillowcases) and towels are not supplied unless otherwise specified. If you would like to have linens and towels provided, you may rent them at an additional fee.  Please inquire for rates.  Linen rental includes sheets/pillowcases, bath towels/mats, and pool/beach towels.  Beds are always supplied with pillows, blankets, comforters, and/or quilts as part of any rental.  Linen Rental applies to sheets & towels only. 

Home Housekeeping: Your unit will be clean prior to arrival and we will clean upon departure. Prior to your departure, please wash all dishes and leave the premises in a respectable order.
